Choosing Your Builder: When considering the construction of a new home there are many decisions that must be made that include the choice of a site, the selection of a floor plan, and finding the best source for financing. One of the most important decisions, in addition to these, is the selection of a company that will work with you through the construction process. The obvious criteria most homeowners consider are the builder's years of experience in the business and reputation, but to thoroughly research for this very important decision we recommend the following: Seek references: Not only from previous customers, some of whom may be willing to show you their homes, but go further and ask building inspectors employed by the local townships and municipalities. These people are professionals who have first hand experience with the builders in your area. Also, you might check with lending officers at local banks and suppliers of building materials such as lumber, kitchens, floor coverings or lighting. And finally, consider checking as to whether a particular builder has any legal issues pending that might predict future performance with the construction of your new home. Price: Because a home can be the largest and most expensive purchase people make in a lifetime, the final price or cost of the home can become the determining factor in choosing a builder. Unless you understand what you are purchasing for the contracted price you may be disappointed with the end product. When comparing bids from various builders make sure you understand what each bid represents. Ask about allowances for such things as floor coverings, lighting, cabinetry for both the kitchen and baths, exterior doors, brick, siding or stone, and plumbing fixtures. Ask about the type of shingle and make of windows that will be used. Once you know the allowances go out and shop for various items to determine whether you will be satisfied with the builder's limits. A good builder can help you understand where you can save and where you need to spend your most valuable dollars. Ask about how the house will be trimmed out, i.e., the size and profile of baseboards, the interior doors and whether mirrors and other such items are included in the bid or if they would be considered an extra. Ask if you have the option to choose the placement of outlets, spot/flood lights, and switches. Does the price include patios or porches, rough grading and driveways? Contract and Spec Sheet: Most disputes that may arise during the construction of a home can be avoided through the use of a thorough and easily understood construction contract and specification sheet. These documents vary from builder to builder, so homeowner beware and do your homework. |
